A new subdivision will be springing up at 215th Street and Waverly Road in northern Miami County.
At their May 29 meeting, Miami County commissioners voted 5-0 on to approve the Hidden Prairie residential subdivision, which will be located north of Hillsdale Lake and just south of the Johnson County line.
Construction of the development will divide 98.02 acres into 17 lots, ranging in size from 3 acres to 7.59 acres, with open space tracts totaling about 29.83 acres, according to county documents.
The developer is Waverly, 215 LLC (Jerot and Tonya Pearson). Jerot Pearson was at the commission meeting to field questions from commissioners.
The Planning Commission had recommended approval of the subdivision. The developer agreed to complete all streets and storm drainage. The developer also agreed that installation of utilities would occur prior to surfacing streets.
For road construction projects with chip and seal surfacing, the developer agreed to provide the equivalent costs of two additional chip and seal layers ($42,675), which the county placed into an escrow account to be used for road maintenance within the subdivision upon expiration of a two-year maintenance bond, according to the agreement.
Also at the meeting, county commissioners voted 5-0 to approve a conditional-use permit for Midwest Connections Inc. to construct a 160-foot internet tower on about two acres at the southwest corner of Bethel Church Road and West 303rd Street. The Planning Commission recommended approval of the permit. The tower meets Federal Aviation Administration requirements.
Commissioners approved the permit with Midwest Connections under the condition that an access easement to the tower be clearly defined.
